You have the entire front-facing second floor, a full-width private south-facing covered patio, the 6-passenger golf cart, four 30A cruiser bikes, a paddleboard, and everything else we've stocked the place with.
This guide is your one-stop reference. Most questions are answered here. And if something isn't, the AI local guide (chat bubble, bottom right) can help with area recommendations.
Getting Settled
Arrival
The door code is only visible during your stay dates. Enter it on the keypad and press ✓ to unlock. Lock the door when leaving, press the lock symbol.
WiFi boosters are placed in each bedroom. If you have trouble connecting, forget the network and reconnect.
Early check-in or late check-out may be available depending on the calendar, reach out the night before and we'll do our best.

1You have one parking spot directly in front of the garage, the single garage on the right as you face the building. Do not park on grass, in neighboring spots, or block any driveways. Prominence enforces this.

2Take the path to the right of the driveway. Your front door is the first door on the left as you head up the path. Enter your door code on the keypad and press ✓ to unlock.

4Byredo amenities are in each bathroom. Blackout drapes on every window. Golf cart keys and bike locks are in the unit, your host will confirm the exact location before arrival.

The Space
The Property
The Nespresso Vertuo accepts all three pod sizes, Original, Vertuo, and Barista Creations. Two of each size are stocked and waiting at arrival. Additional pods are available at most grocery stores along 30A.
In the cabinet directly under the Nespresso you'll find a milk frother, a French press, an additional drip coffee maker, and an electric tea kettle, use whichever fits your morning.
The living room has a Samsung smart TV. Sign into your streaming accounts directly on the TV and use it as you normally would.
Please sign out of all accounts before checkout. Go to each app → Settings → Sign Out, or use the Samsung account menu to remove your profiles.
Each bedroom has a Roku TV. Sign into your own streaming accounts, Netflix, Disney+, Hulu, Max, whatever you use. No need to sign out at checkout; the cleaners reset each Roku between stays.
If a TV is slow: press Home on the remote → Settings → System → Restart.
The Sonos is already connected to the home WiFi. Three ways to play:
Gas stovetop with double oven. To ignite a burner, turn the knob to your desired level, the igniter clicks automatically. If it doesn't catch in 3–4 seconds, turn it off and try again.
Premium water filtration is installed throughout, the tap water is clean and great to drink.
The kitchen is fully stocked with cookware, utensils, dishes, and glassware. Please hand-wash anything non-dishwasher-safe.
In-unit washer and dryer are located in the utility closet. Detergent is provided. Don't overfill, a half-load runs better than a packed drum.
Clear the dryer lint filter after each cycle.
Full-width, second floor, south-facing. Covered, so afternoon rain doesn't interrupt your evening. Overlooking the Prominence neighborhood with afternoon sun and golden-hour views.
Byredo Bal d'Afrique amenities are stocked in every bathroom, the host's own signature fragrance. Towels, extra toilet paper, and a hair dryer are provided in each bathroom.
Every window has blackout drapes or shades, including directly above the bed. For maximum darkness, pull the drapes fully across and press them into the frame edges.
Sleeping until noon on vacation isn't a luxury. It's the point.
Please keep the thermostat set to 70°F or warmer when cooling. Running below 68°F can freeze the system and shut it down. If the AC seems weak, check that all doors and windows are fully closed.
When leaving for the day, setting it to 76°F keeps things comfortable without straining the system in the Florida heat.
If your checkout falls on a Monday or Thursday, we'd really appreciate putting the bin out before you leave, it's a big help.
Mobility
Getting Around
Your stay includes a street-legal 6-passenger golf cart, lifted, custom seats, LED light bar. It's the best way to move along 30A.
Four branded 30A cruiser bikes are included. Lock codes are below.
The 30A dedicated bike path runs most of the corridor, Prominence to Seaside and beyond. Helmets are in the unit.
Need additional bikes? Frankie's Bike Shop in The Big Chill rents bikes just a short walk from the unit.
All beach gear is stored in the garage, paddleboard, bodyboard, beach chairs, beach wagon, and a cooler. There are also hooks in the garage for wet towels, wetsuits, or anything else you want to hang and dry between beach days.

On-Site
Prominence Pool
This code is updated when Prominence changes it. If it doesn't work, contact your host.
Prominence has two resort-style community pools. The nearest is a two-minute walk from the front door, close enough to use every day, far enough you won't hear it from the patio.

- 🚫 No glass containers anywhere in the pool area
- 🍺 No alcohol in the pool, poolside only
- 🚫 No diving or jumping from pool edges

- 👶 Children 14 and under must be supervised by an adult at all times
- 🐾 No pets in the pool or pool area
- 🎵 Music at a considerate volume, use speakers respectfully
- 🪑 No reserving chairs with towels, unattended items may be moved
- 🪑 Return loungers to their original position when leaving
- 🚭 No smoking in the pool area
- 🏊 Pool is for Prominence residents and registered guests only
- 🔇 Quiet hours after 10:00 PM, HOA enforces noise complaints
Gulf of Mexico
The Beach
About 5 miles west on 30A. One of the most beautiful and uncrowded beaches on the entire Panhandle, pristine sugar sand, clear water, and a rare coastal dune lake right behind the beach. No crowds, no umbrellas stacked on top of each other. Just the gulf.

Local Guide
Prominence Community
Rules & Regulations
You have one spot: directly in front of the single garage on the right as you face the building. No parking on grass, in neighboring spots, or blocking driveways. Street parking in Prominence is restricted and violations are ticketed by the HOA.
Quiet hours are 10:00 PM – 8:00 AM, strictly enforced in Prominence. No loud music, amplified sound, or outdoor gatherings after 10 PM. Violations reported to the HOA can result in eviction without refund.
Use the designated trash bins, do not leave bags outside the bins or in front of the unit outside of scheduled pickup windows. Your host will confirm trash day and recycling details before arrival.
Use designated beach walkovers only. No vehicles on the beach. All furniture must be removed from the sand by sunset, Walton County issues fines for overnight setups.
Smoking is strictly prohibited inside the property and on all covered outdoor areas including the patio. Violation results in forfeiture of the security deposit.
Beach Nuts is a pet-free property. It keeps the space in top shape for every guest.
Maximum occupancy is set per your rental agreement. Exceeding it violates Walton County short-term rental regulations and can result in the rental being terminated without refund.

If something in the unit isn't working, appliance, AC, plumbing, anything, contact your host first. Text is fastest. For after-hours emergencies, call directly.
Please don't attempt repairs yourself. We'll get it sorted quickly.
Departure
Checkout by 10:00 AM
- Submit Golf Cart Return inspection (walk-around photos of the cart on return, required for deposit refund)
- Dishes loaded in the dishwasher and started, much appreciated
- All trash bagged and placed in the outdoor bins
- If today is Monday or Thursday, please put the bin at the bottom of the driveway (right side, lid fully closed). Much appreciated! 🗑
- Linens left on the beds, do not strip, housekeeping will handle
- Towels left in bathrooms or on the floor
- Golf cart plugged in to charge, return key card to lockbox and scramble the combination
- Bikes left in the garage, no need to lock, cleaners will hang them on the hooks
- Garage door closed
- Signed out of all accounts on the Samsung TV (living room)
